Design and works transforming the property and providing very modern accommodation within the original if extended envelope mid terrace property.

A mid terrace property the original dwelling included an open plan lounge and dining room area with kitchen enclosed by a ground floor level bathroom and three bedrooms above. Despite large windows the rear accommodation was dark and the rear garden was separate from the dwelling and as a result unused. The new accommodation includes a large open plan kitchen and breakfast room with wide bi-folding doors leading directly into a paved garden with perimeter seating, To one side of the kitchen is a Utility Room and cloakroom lit by rooflights, and at first floor level the rear annexe bedroom is converted into a large bathroom, with bath, shower, WC and feature wash hand basin. And to compensate for the loss of the third bedroom a triangular rear facing dormer is added at loft level and the space transformed into a large master bedroom, accessed by a new stair within stud walls occupying part of an original bedroom.


The new rear accommodation comprises cavity masonry walls with decorated render finish and a long mono pitch slate finished roof with rooflights. The original rear elevation walls were similarly rendered and all the existing roofs were re-slated. The new windows and doors are polyester powder coated aluminium double, glazed units and the works included replacing the original windows and doors within the existing openings.


The works were carried out on site throughout the 2020 pandemic and as a result sourcing materials became an issue, but the project was still completed within an extended contract period and the client’s larger budget. The design and works have transformed the property and provides very modern accommodation within the original if extended envelope.
